Tatura sits in the heart of the Goulburn Murray irrigation district on deep, heavy clay soils that are highly reactive, often Class H under AS 2870. This is ground that moves a long way between a dry summer and a wet irrigation season, and it is hard on anything founded too shallow. Older Tatura homes stumped on red gum decades ago have often had those stumps rot or sink, and we even see homes restumped once before with inadequate footings that have moved again.
Why footing depth matters here especially.
On Tatura’s reactive clay, the depth of the footing is the difference between a permanent fix and a repeat job. Stumps founded above the active zone simply ride the seasonal swell and shrink. We design footings to AS 2870 that reach below that zone, and on the worst sites we favour galvanised-steel adjustable stumps so the floor can be re-trimmed to level later without re-excavating. A Tatura home on heavily reactive clay had been restumped once before with stumps founded too shallow, and the floor was moving again within five years. We replaced 46 stumps with galvanised-steel adjustable stumps on engineered pad footings taken well below the active zone.
