Mooroopna sits low on the Goulburn floodplain, on some of the heaviest reactive clay in the region. That ground is hard on stumps and footings, and the older weatherboards along the established streets show it: sagging floors, jamming doors, cracking plaster. Floodplain clay, and lots of it.
Mooroopna sits between the Goulburn River and the irrigation country to the west, on deep alluvial clay laid down by the river over thousands of years. It is some of the most reactive ground we work on: it swells hard when wet and shrinks deeply in a dry summer. Timber stumps founded in that clay forty or fifty years ago have, in many cases, rotted at the ground line or simply sunk. The first sign for most owners is a floor that has started to roll towards one corner.

A good share of Mooroopna’s homes predate the 1980s, which is exactly the vintage stumped on red gum and local hardwood. After decades in damp floodplain soil those stumps are at or past the end of their life. We see the full range here, from a partial restump of the worst rows under a weatherboard through to full underpinning of a settled brick veneer where the original footing has dropped.

A typical Mooroopna job.
A three-bedroom weatherboard near the centre of Mooroopna had dropped 40mm at the rear corner over a couple of dry decades. Of 58 stumps, seventeen had perished. A partial restump of the failed rows plus a full re-level, with the permit and engineer’s computations, came to about $7,800. We also opened two buried subfloor vents so the new stumps stay dry.
